Exterior Appointments
|
- Quality clay brick and/or stucco on all elevations. Brick quoining detail and accent details as per plan. Stone detailing available at additional cost.
- All exterior elevations and colours, including brick are to be architecturally controlled. See protective covenants.
- Corner lots Joined to Lots 1 and 24 will have entrance feature to be provided by Builder but to be maintainted by Purchaser of said lot.
- Maintenance-free aluminium soffts, fascia, eavestroughs and down spouts.
- Self-sealing quality 3-tab asphalt roof shingles from Vendor's predetermined colour schemes (25-year manufacturer's warranty)
- Lot graded to the requirements of the City of Belleville sodded front yards (including boulevards), side and rear yards are topsoiled and seeded (see landscaping allowance), brick paver walkway, and steps from driveway to front entry as required - granular driveway based on standard 3,000 sq. ft. driveway area.
- Raised sectional insulated steel garage doors with prepainted factory finish; colour per vendor's predetermined colour schemes.
- Coordinated exterior paint colour and decor as per Vendor's predetermined colour schemes, with architectural control.
- Doors and windows sealed with high-quality caulking.
- Reinforced poured concrete porch as per model type, where applicable.
- Poured concrete basement walls with damp-proofing and foundation collector drains to sump pump. Drainage layer provided on exterior of basement walls to enhance overall water resistance and foundation protection.
- Exterior R-20 2x6 walls c/w sheathing and Tyvek air barrier. R-40 insulation in attic, and R-31 insulation in sloped areas (where applicable). Exterior basement walls to be insulated full height with R-13 insulation and prewired
- Pre-engineered wood roof trusses with 1/2" plywood sheathing.
- Poured concrete floor, with saw cuts, for expansion purposes.
- Metal insulated entry doors, with high-quality weather-stripping and brass finish gripset and dead bolt on front entry.
- Maintenance-free insul-glazed prefinished exterior vinyl windows, complete with screens on all operable windows and decorative grills on front elevations where applicable. Basement windows are all sliders. All main and second floor windows are either casement or double-hung type.
- Two exterior water taps and two exterior weatherproof electrical receptacles.
- 10' x 10' pressure treated deck.

Services |
- Sanitary - Indivudual homes to be serviced by approved septic system tank and tile bed sized in accordance with design of home and site conditions.
- Water - Individual homes to be servicec by a drilled well with submersible pump and pressure tank.
- Utilities - Gas, Hydro, Cable and Telephone Utilities to be underground. Note: Ontario Hydro requirements may result in electrical meter being located on front elevation.
- Storm Drainage - Storm drainage is Developer's responsibility and will be handled by rear and front yard swales as indicated on Municipality approved drainage plans.
